How to Prepare for Fence Installation

You've chosen your fence style, hired a contractor, and scheduled your installation date. Now what? Proper preparation ensures your fence installation goes smoothly, stays on schedule, and avoids costly delays. Here's your complete checklist for getting ready.

Call 811 for Utility Marking

This is required by law and free. Call 811 or visit texas811.org at least 2-3 business days before digging begins. They'll mark underground utilities (gas, electric, cable, water) with colored flags or paint.

Warning

Hitting a buried utility line can cause serious injury, costly repairs, and legal liability. Never skip this step!

Get HOA Approval (If Applicable)

Most Houston-area subdivisions require architectural approval before fence installation. Submit your application with:

  • Fence type, material, and height
  • Color/stain selection
  • Plot plan showing fence location
  • Gate locations

Tip: HOA approval can take 2-4 weeks—don't schedule installation until you have written approval.

Verify Property Lines

Know exactly where your property ends. Options include:

  • Survey pins: Metal stakes at property corners (may be buried)
  • Plat map: Available from your county (Montgomery, Harris, etc.)
  • Professional survey: $300-$600 for peace of mind

Building on your neighbor's property can result in forced removal at your expense.

Talk to Your Neighbors

Good neighbor relations make fence projects easier:

  • Let them know installation dates (crews will be working near their property)
  • Discuss shared fence lines—they may want to split costs
  • Ask about access to their yard if needed for installation

Create a clear 3-4 foot path along the entire fence line:

  • Remove patio furniture, grills, and play equipment
  • Relocate potted plants and garden decorations
  • Trim back bushes and tree branches
  • Remove garden hoses, sprinklers, and landscape lights
  • Clear brush, debris, and any stored items

Mark Sprinkler Heads & Irrigation Lines

Even with 811 marking, your private irrigation system won't be flagged:

  • Use small flags or stakes to mark sprinkler heads near fence line
  • Identify shallow irrigation lines that may cross the fence path
  • Turn off irrigation system during installation
  • Share your irrigation map with the contractor if you have one

Ensure Gate & Yard Access

Crews need access to move materials and equipment:

  • Unlock side gates
  • Clear driveways for material delivery
  • If removing an existing fence, confirm old gate will be accessible
  • Let contractor know about any access restrictions

Day Before Installation

Make a Plan for Pets

Your yard won't be secure during installation:

  • Keep dogs inside or arrange daycare
  • Cats should stay indoors
  • Workers will be going in and out—gates won't stay closed
  • Loud equipment may stress anxious pets

Walk the fence line one last time:

  • Confirm all items have been moved
  • Verify utility markings are visible
  • Double-check gate locations match your plan
  • Take photos of the area for reference
